We have "metering lights" here in West Virginia but it just means you have to put coins (or the appropriate size slugs) in them to turn them on for a while... also there was that pretty bad traffic jam that one time a while back...

It means there's a lot of traffic and pollution! This was one many reasons I had to get out of AZ there's just to many people there now and I've never ever lived in a city. It's getting to the point where there's no good time of the day to go/do anything without traffic. The highways are already crowded at 5am and now that it's snowbird season there's thousands more there making it impossible to do anything. Good luck trying to get into a restaurant without a couple hour wait unless you go at 4 pm. The only nice thing was everything was close by (about 2 miles away) and we could walk to the grocery store if needed.

Here in AR there's a few local places (about 3-5 miles) but most everything is a good 20 minutes away. But that's a small price to pay for less traffic, clean air and IMO a better quality of life!
I've visited my sis in Scottsdale...it didn't seem too crowded...Carefree was very cool...I'd live there...

Amen, left AZ two years ago myself. Too much crap and CA prices were pouring over.
Everyone fruit loops from CA moving east...pretty soon y'all be in NC lol...

I live about a minute from a really small town with a gas station, grocery store, Dollar General, 2 banks, about 3 small restaurants, and a hotel. i am bout 25 - 30 minutes from some much better options. 45 minutes to work. And about 5 minutes to Skyline Drive in the Blue Ridge Mountains. I have mountain and rolling hill views in every direction from my house. Love it!

I live about a minute from a really small town with a gas station, grocery store, Dollar General, 2 banks, about 3 small restaurants, and a hotel. i am bout 25 - 30 minutes from some much better options. 45 minutes to work. And about 5 minutes to Skyline Drive in the Blue Ridge Mountains. I have mountain and rolling hill views in every direction from my house. Love it!
That sounds awesome!! If I had it my way I'd be living in the middle of 10 acres somewhere but Annie wouldn't have anything to do with that. lol

I grew up in a smaller town and then built both my houses (back in MA) in a town with only 8,000 people. I'm use to this kind of living but I just couldn't pass up the deal on my AZ house. I bought it on a short sale back in 2011 for $63/sq ft and just sold it in June for $244/sq ft. I knew I'd never live there for ever but it helped me semi retire at 51 and get the heck out of MA! This place we're in now is a happy medium for us both. We're in the Ozark mountains right on the Missouri border and there's 7 lakes here (and tons of biking/hiking trails) and my lot is right across the street from the largest lake and I have a small view from the back. I will trim the trees a little more in the spring to get a better view but for now it's better than nothing.

Looks fabulous Dave, I'm envious. Where you are building looks like some place I could maybe handle. A little far from family though.

People are so crammed together in walled in HOA communities where all the houses look alike. Could not wait to get home to familiar ground with grass and trees. I'm a born and bred German country boy and will stay that way. Saw enough big cities traveling for work.

Sounds like you're in a really nice area Lee, very similar to my place bacon MA. I love the peacefulness and solitude a small town gives you. I had 3 acres and my house was in the middle with 250' of driveway. Even though where we are now is a city (there's 30K here) it's so spread out that it doesn't feel like one. Also, many of the lots are not buildable now since they changed the septic regulations a fews ago. This area was developed back in the 60's/70's when many had smaller houses (average 1,200 - 1,400 sq ft) and many lots were under .30 of an acre. Now with the new regulations and larger homes you'll need a larger lot or two together. Luckily mine just fit on my lot and while I'd really like more land but I got use to taking care of a smaller property in AZ so that's nice too.

I hear you about feeling overwhelmed in the city. When I use to go visit Annie in Chicago I could never get use to it. The whole time I was there I was on edge and hated driving there. AZ wasn't so bad when I first moved there but after 2020 it because inundated with people and my area went from 58k - 123K people and still growing fast. The scary part is that it's only 18% built up and there will be 700K when fully built out. It gives me anxiety just thinking about it.
