I wish! That's one thing I'd love to do if we decide to build another house. Set up the garage with HVAC, a center drain, epoxy floor and waterproof walls at least 3'-4' up. The HVAC is easier now with the ductless mini split systems.

They're so cheap out here the garage walls and attic aren't insulated and it's already drywalled making it more expensive to add it to the walls now. You'd have to do spray foam in the walls (which is better) but I'm not going through that here.

The GF cares about the master bathroom, me I want a decent sized garage.

I have noticed out here that many of the homes with nice sized garages are not insulated, and the ceiling is just the under side of the roof. . . project one here will be to insulate the garage - it doesn't need to have hvac 24/7 but it does need to be able to allow me to wash the vehicles year round. A nice wall mounted pressure washer, with a 50ft hose . . . I don't need a water filter, yet. It doesn't even have to have a floor drain, just needs to be sloped out of the garage . . . a floor drain would be great, but not required. . .

It is really nice. I did several houses back east that had it throughout the house and their heating and cooling bills were dirt cheap. You could almost heat the place with a candle. lol You do need a special air handler because the house is so air tight now.

One drawback is you'd better make sure you run all your electrical and tv outlets right the first time. It's not fun having to try and do it later once it's all foamed.

Decided that if the red oak will not grow from acorn it will grow anyhow and drove to garden shop and bough 150-200cm red oak. Later on the evening drove to the forest and planted it.

Walked around and observed that some of the black walnuts have grown new growth from the root and are again growing happily. I think I'm down to 6-7 from the original 25 so the surviving will be "Grown Ford tough"

"Dead" populus nigra (black poplar?) has also some new root growth, same with Ulmus glabra (Scots Elm), multitude of english oak (querus robur) seedlings and even growth on corylus colurna (turkish hazel). Chestnuts & gingkos seem to be permanently dead.

Also ordered 10 tilia cordata (small leaved lime/linden) and going to drop them somewhere when they arrive.

I wont be around to see how the trees end up, nor will I be around to see when most of my forest plot is in the cut down phase. Therefore my aim is to increase the recreational value of it and just have fun on trying stuff out.

Growing forest has been pretty regulated industry in here for the past 500+ years. While the rules and regulations have changed the basic concept has been creation of timber logs (and pulp for past 100 years). Swedish king tried to have oaks for ships by declaring that oaks are crowns trees, but that backfired when nearly all oaks were cut for fence poles.

Up until 2014 reforestation was allowed only with Pine, Spruce, Birch and Poplar (populus tremula) and if you did something else the local forest association came up and sawed the new forest down and planted the above.

The result of this is that:

64% of Finnish forests are pine
25% of Finnish forests are spruce
8% of Finnish forest are birch
2% of Finnish forest are poplar

remaining 1 % is other native species (~30) and foreign trees (~150) either in test plots, arboretums and garden runaways.

So all in all as I gradually thin my forest (mainly for firewood) I transform it from boring 4 species to more interesting 100 species forest. They all burn the same anyway

I'm truly an old fart, or I want to be away from tech when I'm away from my desk (I'm on the PC all freakin' day long ....). =(

So I rarely carry my phone, even when running errands. I figured I survived, some miraculous way, before there were cell phones, so ... call me an urban survivalist! =D

That also means I miss many photo ops, a real loss to all forum members here, I'm sorry. =p

But today I picked up some water and bottled soft drinks for our annual lawn party. That's genuine Mexican Coke (no, not that kind of coke) back there. =D

And life would never be complete without pork rinds! I do love me some chicharrones!

LOL, with all the crap you guys forced me to buy great stuff that enhances Soupie's awesomeness, this small load probably has me over the payload limit! =D

Yah, yah, the Snicker's for sure doesn't help my personal payload limit! =p

I'd love to insulate our small garage. @Kristina introduced me to Rockwool and, for our older home, it seems like it would be the best, easiest, and most economical choice. Fire retardant, bug and rodent resistant, good water vapor characteristics, and non-itchy to install. And then some type of vinyl or water resistant wall for the bottom 4 feet or so. My dream ... =)

As to mounting a pressure washer on the wall, this setup that I've shown before, makes a huge difference. It's so easy to use the pressure washer or vacuum now. Even though it's just a small shop vac, having a 50-foot retractable extension chord makes it a breeze to use (plus the longer "commercial-grade" vacuum hose really makes it nice to use - thanks IMJOSHV!).

For our pressure washer, I mounted a stainless steel shelf for it. I still have to connect the Flexzilla garden hose but with 75 feet of 1/4" Uberflex pressure hose, I can reach Soupie when it's parked at the end of the driveway, and that makes it so much easier. I know this is first-world whining but jacking with the pressure washer hose always had me wanting to throw something through a window! Another non-garage item that made detailing easier was a quality garden hose reel.

Also in the pic is an 50-foot air line, perfect for blowing the acorn shells out of the engine!

The floor is that Racedeck Free Flow which was easy to install and let's Kate do rinseless washers in the winter (she did them before we got the floor, no drain in our garage, but it does slope out).

Tip: keep a microfiber towel at your hose reels to wipe them as they roll back up. =)

David my 68 year old house in Beaverton (NIKE) has the original red oak hard wood floors all through the house. I have had lots of comments on my nice original 3" wide Red Oak Floors.
Oh and very nice setup in your garage. I have air in my garage with a 50' hose. I am spoiled. LOL

Love the rock wool Bob - great insulator, amazing sound deadening and you can cut it with a dollar store bread knife. So easy to work with.
