Goes in next Thursday for complete fluid change at 150,000 miles. Rear differential, transfer case, transmission, front differential, engine oil and filter, and state inspection. Don’t look too bad for five years old and that mileage.

My Ranger will be 5 yrs. old in May, I have just over 18,000 miles on mine. I sold my 2011 Ranger in 2021 with just over 51,000 miles.

I bought my 2019 at the end of August 2024 with 38,800 miles and it currently has 45,700. I guess I'm not that different in racking up miles.

That's why I like days like today going up to the Phoenix area. It's about 320 miles round trip and I get to see some of our old friends, drive my truck and eat. lol

Man that place has changed since we moved 18 months ago and not for the better. It's way more crowded, houses, apartments and commercial buildings popping up everywhere. I dropped off a couple things to the guy who bought my old house that I found packed away and not sure how they got in there. Even our old neighborhood looks kind of beat up with cars parked all over the streets (a huge HOA violation) weeds everywhere and a lot of houses with faded paint which is another HOA no no. This area use to be pristine and I'm so glad we moved out of there when we did.

These are all new and were never there and was an empty field all the way to the I-10 and the Target that's just before the first one. These apartments are all over now and they're ruining the whole area. Sad because it was a really nice city when I first bought my house there in 2012.

Apartments here, too. I hate them. I see it in the schools. Not the clientele you want to attract. Of course the city council must be getting kick backs for all of the subsidizing. We had one unit in the whole town back in the day now they're all over. 🙄

They are doing this all over the country, happening here in central NC. They are popping up in rural areas. not just in town/cities. Welcome to the 15 minute City nonsense.

Almost like they're doing it on purpose and have a plan. 🙄

Smart cities are coming. Locking you in a area and fining you if you leave it. US just approved adding remote shut off in all new cars beginning in 2028. GEO Fencing, Social Credit Scores, Digital IDs, and Digital currency enable all of it.

The Era of Federal Zoning Reform Has Arrived

Basically, the Feds took control of the local zoning laws.
They did it through financially rewarding localities that changed their zoning laws to align with Federal high density guidelines.

Cited as a great examples ... "Portland, Oregon exemplifies this approach with its recent reforms, as do Minneapolis and Seattle."

I just asked Chatgpt about the role of smart city efforts...

Does smart city efforts play a role in this transition?

Yes, Smart City efforts play a significant role in the transition from single-family homes to multi-story, high-density housing, and they are helping shape the future of urban development in the U.S. and around the world.
At their core, Smart Cities leverage technology, data, and sustainability to improve the quality of life for residents and address urban challenges, including housing affordability, transportation, and infrastructure. The drive toward higher-density, multi-story units fits perfectly with many of the goals of Smart City initiatives, which prioritize more efficient, sustainable, and connected urban living.

Fun stuff!

They are, and they do.
Here in Surprise they are wrangling for that kind of a "15 minute city" thing, but I'm not sure that's exactly what its called. In any event, they want to pack in so much housing and commercial stuff so that you can practically walk or bike to everything within a few minutes.

While I admit to an appreciation for convenience, especially as I grow older, I also appreciate a bit of elbow room and breathing space even more.

Gates bought up several thousand acres just west of you in Tonopah and will be called Belmont. He's going to develop a huge smart city there.
