Lol They do the same here. They all come here from Oct- March and tell everyone AZ isn't all that hot. The come June- Aug when we're at 110+ days and even at 5 am it can be 86 already they get a dose of reality. ? But like you said with most being able to work remotely now they really don't have to leave their house often so the heat won't affect them much.

That's to bad because I always loved Maine and unfortunately they're just going to ruin it like they did NH! A lot of people moved to NH years ago that were close to Boston because it was a short commute at the time and the COL was lower there. But they brought their bad habits with them and drove up the prices there now. I still cant figure out why some move to an area and want to change it from the place they're running from? :headbang:
I can't either. I guess living in a hi-taxed shithole is what they are used to. Southern Maine and Southern NH Are turning communist. Northern Maine and Northern NH still proudly wave Trump 2020 banners. It gives me hope that all is not lost.

We are seeing the same thing in Maine. People from Mass, CT and NY are moving to Maine in droves because of the low covid rates. They are selling their apts for millions and buying condos for hundreds of thousands, so they are pocketing the difference. Most can work remotely, do no need to stay in the cities. This winter was the mildest on record. They are telling their friends Winters in Maine aren't that bad. Market will drop once we finally get a couple normal -40 degree F days.
Low Covid or just that maybe Maine is actually allowing people to go to work. If people are moving because of a virus, that's crazy. Probably more like the COL is cheaper.

Jim I bought it during the foreclosure/short sale years in 2012. I had purchased it right at the bottom of the market in 2011 but it took 11 months to close because the sellers realtor had no clue how to do a short sale. House was built in 2007 and the original owner paid $265K for it and I got it for $100K. He had put a lot of extras into it when he built it and it was spotless when I got it. The exact house as mine just sold one street away for $340K and mine has a lot more extras inside by looking at the pictures. Would love to sell and cash out now but every market it overpriced right now.
Wow, you got that house for a great deal! Very fortunate it was not stripped clean by the previous owners. Back then it was very easy to find kitchen cabinets, appliances, pool filters and pumps, etc on CraigsList. It was a crazy time.

It's that and supply and demand here. I work for a few different realtors and they all say people from CA are coming in and not even negotiating on price, they're just offering $30K-$40K over listing and most are cash offers. Even with the inflated lumber prices it's still a good deal to them because of the housing prices in CA.
I still want to know where these people from CA are getting all that money. It is not adding up. Housing prices have been high there for quite a while. Plus, add that the cost of living there is through the roof. For someone to get a lot of equity out of their home, (1) their loan to value has to be low; and (2) they need to sell it for top dollar. When you have a state with declining population, getting top dollar for your home is not common.

When the real estate bubble bursts in Phoenix, it will be ugly.

I walked into a few house and turned around and walked right back out. The cabinet doors were torn off, holes kick in walls, doors pulled off hinges and the worst was concrete poured down the toilets! Damn animals who did this for something that was their own fault. I mean if you're only making $40K/year and you need a second mortgage for the down payment on a $265K home there should've been a red flag going off you couldn't afford it. :facepalm:

What you're not seeing yet, is the effect/affect that taxes for 2021 are going to have on disposable incomes and the costs of fuel - Kali is already $4.00 + per gal. all grades and that raises all manufacturing process prices and goods.

Sadly there are people who have no morals. They made a commitment, but now that they can't carry through on it, they have to take it out on others (like the bank).

Most of us try to treat others like we'd like to be treated (whether it comes to looking out for their property or health). Sadly there are those who instead are "all about me" and "my rights and feelings".

Being a Californian, I would also just pay the 30-50k over for a house 2x nicer than what I could get in San Diego with half the cost. So if you wanted an insight from deep inside, here it is. Moving to Texas in two years if it's not insane housing prices by then.

I just hope all these people that are moving remember the policies that made their state what it is (and why they left) and NOT to bring those to the state they move to when they vote. I live is Tennessee. a true red state and I can see already towns like Nashville and Chattanooga turning bluish.
It's like I often wonder how/why when immigrants come over from Socialist/communists countries and vote for people that have the same logic as the politicians they left behind. (i.e) AOC.
How do I know it's true? Its the reason for letting so many immigrants in right now.

just an update on my house saga....

on Friday i was pulling my listing, but there was a last minute flurry of activity with viewings.
only one resulted in an offer yesterday. another was possible but they were coming back to look at 3 houses later in the week.
it was well below my asking price as expected.
a little back and forth and I accepted an offer $65K canadian below my initial listing price and $30K below my last lowered listing price.
Market clearly isn't as hot as it was 2 months ago around here.
I'm just glad its done. pending financing and home inspection though.

selling a house adds stress to an already hectic life.
Hey don’t fret thought, at least you still got free gov healthcare, all those Mounties to keep you safe, and nice people everywhere..
