when you purchased the home, did you get anything in you paperwork showing your lot and the layout? We got a survey with our and its shows exactly where our property starts and ends. Had to show that to our neighbor when their landscaping guys were dumping rocks and dirt into our yard.

Yeah, I think the wife put it in the safe. I am not so worried as to actually walk it off. Actually, after my NW neighbor's tree fell on my property, he had that side marked. And the pasture to the north was marked when that neighbor had a new fence put in. So I feel the boundaries are pretty accurate. Just find it weird it looks smaller then the SE neighbor.

Yeah that is weird. I know a lot of sites list the acreage wrong with houses. Ours wasn’t fully built when we purchased it but a few websites have it listed wrong as well as the number of rooms and some of the other info. Your property does look much bigger than your neighbors however. Very well could be an error on that particular website. Oh and BTW we’re getting all the forum members together for beers at your house now ? If you come home one day and you see Rangers for miles around your property you’ll know why. Boy wouldn’t that be a sight for sore eyes.

Your actual issue is likely much more easily rectified.

What the deed says goes. Mine is off by a lot more than .24 and I met with a lawyer over it. Basically what I found is the tax office and the assessors office don't talk to each other. The tax office here started using Acrevalue, which is just Google maps. Since that is a top down view it doesn't take into account elevation and I live on a hill, my new tax bills acreage shrunk quite a lot. Even walking 200 yards with a measuring wheel Google maps measured the same area as 150. But the deeds never change no matter what the tax office does.

when I noticed something odd. My property is in red, according to the site, my property is 0.24 acres smaller than my neighbor to the southeast. WTF? How can that be?

Only a true survey by a qualified surveyor will tell you the real boundaries. All the electronic boundary sites are only estimates. I use two different hunting boundary apps….they are never spot on. when I built my current house my neighbor had to move the shed he had on the back corner of my lot.
