my water heater is nat gas. the bills not bad on it so far but like everything else im sure its going up. i know the tankless ones a nice but i like having the tank with water in case of crazy weather etc. takes off the power or water.

I took the Ranger off pavement for the first time. Cruised gravel and dirt roads for about 3 hours around Kentucky lake. Got to use 4 low once climbing a pretty steep grade that was washed out. Good times.

Last night, so not today, but went to a meeting with a partner, met my sister who was in town visiting for a day from sunny Florida. Drove through the Dairy Queen for a blizzard. Just every day life stuff.

The price of propane has gone crazy up here. Only using 200 gallons a year has us in the upper price range. Worth a try.
Like most companies propane suppliers screw the long time customer by never giving reduced prices.
However their competitor will give you a substantial break in price for usually the first year if you switch.
I used to be that propane guy and recently switched ISP to Starlink and now my old provider is offering big discounts to return.

Is that all you get for a yard?
It's 200 sq feet, we are in the East Bay of the Bay Area and in a townhome complex. Some of the others around me dont even have a yard. I would like an acre but I'll have to move to find that at a reasonable rate,

Consequently this is the 4th time I have done this lawn. I plant in the heavier rainy years and by summer of next year its dead. So this year was to make the next 6 months a not so muddy mess coming back into the house. Don't care what the Landlord does or doesn't think, I am looking at making MY life easier and giving the doggo a place to enjoy some green grass. She was really excited when I was laying it down. The park is still her favorite place to go.

yeah man, luckily, we moved in a house(rental) with a decent front and back yard.
No privacy in front due to living by apartment complexes but if I had a "yard" like yours... My depression would skyrocket.

I am from the Pacific Northwest and there is a foundational part of me that needs rain and green. I can suppress it for a while, but eventually I have to go find some form of a rainy green spot. We have had a few winters here in Northern CA that reminded us of rain in the PNW, but it comes in and goes out fast. In the PNW, it stays for months and lingers.

Maybe a good install of astroturf would be worthwhile. I think I have even seen how to do the install if you have dogs so it does not stain and drains correctly.
