dear lord. Smart on your part.

We redid our master suite in Florida - took the entire bathroom, tub, toilet, single sink etc. Hired a retired general contractor friend to do the work. It turned out amazing. We went from a barely usable bathroom, to a zero entry shower with dual rain shower heads, a normal shower head and a shower wand. Custom wood framed mirrors over a dual sink vanity, cut down from kitchen counter height to halfway between that and bathroom vanity height. Gorgeous tile laid over Schulter system... And new barn doors the matched the closet so when closed they looked like one big door...
No permits, because we didn't change anything structural. And he was so methodical... He laid all the floor tiles out and sorted them so when you looked in the lines on the tiles matched, but weren't perfect so it looked purposeful, but not cover done... ?

OH and all the shower controls are hidden behind that half wall so you can't see them from outside the shower. It was so sexy.

Ohh, he reframed the room because the block was weren't straight and the old walls would not have allowed the edge of the tile to line up with the half wall. The cabinets were set so the knobs were flush with the top of the counter tops. He installed blocking behind the drywall where the towels bars are installed...

He replumbed from the water heater to the fixtures so there was as few joints as possible and increased flow so we could run both rain showers at the same time...

I miss that bathroom so much... Our new bathroom is on the second floor, not on a concrete slab...

Before he schlutered the shower, he installed blocking in the walls so we could install an I wall medicine cabinet in the adjacent bathroom. ?

I wish I had pictures of the entry way he did at his father's house, hand cut and laid wood entryway that was parquet (sp) surrounding the initials of the father in the middle.

And based on his attention to detail, I can only imagine how perfect everything fit together...

Unfortunately, some jurisdictions don’t have their own Code or Inspectors. ?

The house was built sometime in the '60's, so I have no idea whether they had Code or Inspectors back then, but they do now. Mind you, the previous inspector was famous for doing "driveway inspections", so when we had to replace the furnace last year, the new inspector found a few errors that the previous guy signed off on because he never did so much as a walk-around the place, just sat in his truck and signed off on paperwork sight unseen.

So, it’s been a while to say the least. There were issues that the support columns to be replaced, from the top of the old footing, up. The last thing I wanted to do was rip apart stone and concrete bases to do that work because it meant building up the existing footings, inside the stone base with more concrete and proper post mounts.

It was a nightmare and a stop work order was placed on the job as soon as the concrete was poured to allow a full 28-day curing time. Ugh! In all, there were ten weeks of delays due to snow, rain, engineers, and the City’s cure time stall. Once the order was lifted, it was full steam ahead and all is now done.
