Hey @Roofhopper , speaking of 4” box filters…



It comes out if you crush it a bit. ??‍♂ No way I’m getting an electrostatic filter in there - the water heater is on the other side. Oh, and it’s not even installed properly for the proper direction of air flow.

Previous owner (a contractor) and his buddy while renovating the basement…
”Code says the wall’s gotta be this far from the furnace”.
”Okay, here, hold the chalk line on this mark“.

I guess these things happen but I sure hate inheritating other people’s mistakes. ?
Hmm... looks like some of that "pesky" drywall and possibly a stud is in the way, I'm thinking ? a mini pocket door, either hidden or highlighted to show off your skills , push button or key fob for slow open and close ( something called a "damper" can be useful in this, and only this situation because it's never appropriate on a tailgate) some lighting would also be nice and you could stash something in there so you really don't mind changing the filter all that much ?...
Take lots of pics ? and walk us through the process so we can make suggestions and point things out ...

Just curious but did you have a house inspection? I thought you had said you did and if so I'd ask for my money back.

Then send him some of these.??

One of the many reasons I got out of residential ?

Also the builder owned home is very similar to the mechanic owned used car. Best of luck with it

Home Inspection? Ah, welcome to the world of real estate in most cities in Ontario. Offers with conditions are usually ignored by sellers, particularly in a multiple offers situation. Occasionally, offers subject to financing might be entertained but offers subject to a Home Inspection are “never” accepted.

While I applaud your ingenuity, I will likely just cut out enough of the top of the duct so it can be inserted on an angle, and make an appropriate cover.

It won’t have a damper but it looks like a bottle of Crown Royal can be stashed in there quite easily.

Wow, that's crazy to think that if someone wants to protect their investment you'll be ignored by the selling party. The realtors are to blame in this too because they "should" be on the buyers side (if they're representing the buyer) and insist on one. If everyone started (or continued) to do this it would've never because a problem like it is now. Oh well at least Dukecanusuallyfixit is on the job now. ?

Well that won't take nearly as long as what I suggested...but you also won't get to show off the elaborately overbuilt electronicly controlled filter access door to access the filter and we don't get to point things out or suggest how some 303 might make it work better or anything... I guess I got too excited...

Oh, DukeCanFixit is on the job - dozens of silver pot light trim bezels swapped out for white trim bezels, poorly installed pot light cans anchored properly in the attic as needed, old yellowed ceiling speaker can covers swapped out for round white access hatches (speakers tossed), two-piece screwless switch plate covers swapped out for one-piece midway switch plate covers (a few oversized covers as needed), hinges adjusted on off kilter doors and proper longer hinge screws installed, wire closet racks swapped out for custom closet inserts with drawers, garage thermostat swapped out for a low temperature range thermostat, old yellowed plastic ceiling heat registers and silver heat registers in basement ceilings swapped out for white metal registers, just to name a few things I’ve been busy with these past few weeks.

It’s mostly annoying little things and a few surprises here and there.

BTW - the realtors are 100% to blame for the whole multiple offer and no home inspection fiasco - they invented the idea of listing with a very low asking price and holding offers for a week from the listing date, knowing it would create a bidding war with multiple offers - buyers would need to go in way above asking price and with no conditions/subjects. :mad:

I remember going to view a new home when we were looking. The realtors intentionally had another perspective buying couple there when we arrived, trying to start a bidding war. When they cleverly (they thought) approached us mentioning that if we wanted the home, we'd have to bid well above the asking price as the other couple was putting in an offer.. We told them to let the other couple have it. We were not interested in a bidding war, and walked out of the building, and the agency.

Found our present home a week later. You have to be willing to walk away!
