Let’s see if I can do this without doxxing myself - Dave has already threatened to host a wrecker. ;)

It’s a little unassuming and modest from the front with a bit of a Mad Men vibe. Best of all, the layout is perfect for Mrs. DukeCanBuildit. The primary bedroom, living room, dining, room, kitchen and den are all on the main level with a balcony off the living room as well as the bedroom. There are some helpful accessibility features, which was a welcome surprise, the double garage is 25’ x 20’, and there is a 10’ x 12’ garden shed out back. There’s a hot tub and outdoor kitchen on the lower deck and a flagstone seating area with a fire pit in the backyard, overlooking the river.

but it’s really a bit like a mullet - business in the front…party in the back!

It has a great kitchen…

IMG_6637.jpeg

It’s on a ravine, overlooking a river, so there are amazing views, especially from the dining room…

IMG_6638.jpeg

Living Room is cozy with a similar view…

IMG_6639.jpeg

There’s a walkout basement with a rec room…

IMG_6641.jpeg

and the bathrooms are a bit fancy…

It looks pretty sharp at night too…

You have an architect's eye! Lovely home. Wonderful view from the great room.

Big week - we took possession Thursday - it got pushed up - and there are a few small things to do before we move in - new flooring, paint, some wallpaper, window treatments, and custom closets. It’s not too much work but it’s killing me to pay someone else to do it.

By end of day Friday, all the old flooring had been removed.

Oh, and Mrs. DukeCanBuildit ordered a couple of truck loads of new furniture because she gave away most of our existing stuff to her cousin’s daughter and son-in-law who just bought their first house. ?‍♂

So, please, buy all the Duke’s 404 you can!

Well, MrsDukeCanBuildit and the fancy schmancy designer didn’t like the fireplace mantel, the built-in shelves, and the short media wall with the credenza so out it went.

I will repurpose the credenza in another area.

Top pic is the “ before” pic…

Yep, when everyone on every HGTV show is taking down walls to open things up, we’re having one made taller and longer - what the what?

???????

I‘m still not convinced but at least it looks better with the hardwood in place. I guess I just didn’t see the point of removing all that millwork. Maybe I’ll understand after the furniture is in. ?‍♂

The POD with things from my FIL’s downsize arrived…it was only 2/3 full - not much stuff at all.

The big truck arrives Thursday with furniture from our Toronto home. Then, the fun of unpacking begins. It’s coming together slowly.

Yeah, I don't get walling in that fireplace. But I am not there to see it in person. Good luck!

Dont worry, you'll probably have to redo it again in 2 or 3 yrs. And it will go back to what it was before.

That's why he's "repurposing" the credenza, so that he's got a reason to "store" it for the next couple of years until it needs to "reappear". Smart thinking, Duke.

With the small changes complete, the moving truck arrived on Oct. 24 with a gazillion boxes and much of our furniture.

Mrs. DukeCanBuildit wanted all new dining room and living room furniture so the truck made a pit stop along the way to offload our "old" stuff at my wife's cousin's daughter and son-in-law's place. They just bought their first house and closed the deal around the same time as us and were grateful for the furniture.

I've been up to my eyeballs in cardboard boxe, packing material, and bubble wrap but we'll be moving in next week and closing the cottage for the season.

Just a few small chores left - here's one. This is the door from the mud room to the garage. Guess the code violation I’m going to remedy and win a prize.

The ever-so-slightly raised step which will provide a wonderful tripping hazard!
