Quite a project Duke, that turned out looking very nice. Good job!
Thanks Kent - it took much longer than expected but that’s how things go sometimes. I’m just glad it was my own place and not a job for a client. Even when delays are beyond my control, I hate letting customers down.

I’m enjoying a coffee out there as I type this. ?

I did not know about the 28 day wait. I'm doing an overhang on my cabin hopefully in the next couple months so I'm putting the concrete cylinders in the ground to bolt the 4x4s to. I have a feeling it's going to end up less then level.

28 days is for full cure of the concrete but there are tolerances for 3-day, 5-day, 14 days, etc. If you’re using Sakrete concrete, it will state the weight of load for those time periods on the bag.

Just a reminder of what I started with…

So, it’s been a while to say the least. There were issues that the support columns to be replaced, from the top of the old footing, up. The last thing I wanted to do was rip apart stone and concrete bases to do that work because it meant building up the existing footings, inside the stone base with more concrete and proper post mounts.

It was a nightmare and a stop work order was placed on the job as soon as the concrete was poured to allow a full 28-day curing time. Ugh! In all, there were ten weeks of delays due to snow, rain, engineers, and the City’s cure time stall. Once the order was lifted, it was full steam ahead and all is now done.

We have termites too - so glad we don’t have alligators.
Alligators are deceptively fast in spurts. They slowly slink up close to you then attack very quickly. When I was a kid we used to camp in the everglades and near the cooling canals south of Turkey Point on the coast. We'd keep the fires burning all night. If there was water nearby there were gators nearby.

The saltwater crocs are worse, but were relatively rare down there until they built the Turkey Point Nuclear Power station on south Biscayne Bay. It turns out the warm water is an ideal nesting ground for the crocs, and they have rebounded to large numbers in the last 50 years.

A couple of years ago a park ranger took his girlfriend out in a kayak to watch the 4th of July fireworks off shore from John Pennekamp State Park in Key Largo (the northern most island in the Florida Keys). It was just after dark before the fireworks began when a large croc took a major bite out of the girlfriend's kayak. They had no warning! She was in panic but the park ranger managed to calm her and they paddled the 1/4 mile back to shore safely. This occurred on the Gulf side of the island.

Let’s see if I can do this without doxxing myself - Dave has already threatened to host a wrecker. ;)

It’s a little unassuming and modest from the front with a bit of a Mad Men vibe. Best of all, the layout is perfect for Mrs. DukeCanBuildit. The primary bedroom, living room, dining, room, kitchen and den are all on the main level with a balcony off the living room as well as the bedroom. There are some helpful accessibility features, which was a welcome surprise, the double garage is 25’ x 20’, and there is a 10’ x 12’ garden shed out back. There’s a hot tub and outdoor kitchen on the lower deck and a flagstone seating area with a fire pit in the backyard, overlooking the river.

but it’s really a bit like a mullet - business in the front…party in the back!

Thanks Chris - when you find the right one, you know it, and man, it can happen fast. Of course, it was a bit more than we were budgeting, so I’m now down to only one kidney. ;) Having two is so overrated.
