My wife and I were in southwest Missouri for a long weekend last week. Stayed in Kimberling and visited some of the sites around the Table Rock Lake area.
Johnny Morris, billionaire founder of Bass Pro Shops, has invested a lot into the area. I mean A LOT.
Went to Dog Wood Canyon and Top of the Rock Big Cedar Lodge. Very beautiful area.
We were in Eureka Springs Arkansas this past spring too.

My wife and I used to live in Centerton, just six miles west of Bentonville. We had considered Bella Vista but being a POA we crossed Bella Vista off. We spent 15 years living in Centerton and working in Bentonville and the traffic and congestion finally got to us and we moved about three hours east to the Bull Shoals area and are loving it. I hope you enjoyed your trip this part of the world sure is nice and I actually can get my moneys worth out of my fishing license now.

We spent 15 years living in Centerton and working in Bentonville and the traffic and congestion finally got to us and we moved about three hours east to the Bull Shoals area and are loving it. Thanks for the reply Tim! Yes we really enjoyed our trip there and are looking forward to coming back and looking around some more. I was concerned about the POA but after talking with Ben who lives there it seems to be run fairly well. I swore I'd never live in another one but I do like that there are certain rules which keep the area and houses looking nice. Not like here where they drive around and send you a letter for 1 weed in your yard. :rolleyes: Plus the $37/month fee isn't all that bad and you get access to all the lakes, golf courses, bike trails and other amenities.

Sometimes we use too many abbr's. and acronyms. I'm often guilty of this myself.
Reading through this topic, I was confuesd as to why some folks objected to Bella Vista being a Power Of Attorney community? I mean why would you not want someone looking after your affairs when you no longer remember having any affairs? I belong to an HOA(HomeOwners' Association) in my townhome complex, maybe this is Palace Owners Association? Better look it up.

Aha, Price On Application! This means that the prospective buyer needs to contact the real estate agent for the asking price of the property. Used in a real estate listing for a variety of reasons, among them:
  • The realtor wants a shot at getting the prospects' contact info and/or setting up a showing before revealing the asking price
  • The realtor, or a competitor may have a comparable listing nearby that is substantially lower or higher in asking price
  • The property owner doesn't want their busybody neighbors/co workers to know what they are asking.
The potential downside being, prospects won't consider the property at all, as it makes the process tedious if you are considering several properties, as is with many on here.
The upside being that if they like what they see in photos or a self drive-by, they are a more motivated prospect when they do call.

One of those terms that you've known for a long time what it means but never heard it called that.

Wife and I make that trip yearly to look at the leaves etc and have reservations for next month. Next time you're around Bentonville try the Daisy Museum and the Museum of Native American History. Also the National Cemetery in Ft Smith and Mt Magazine. Love that part of the world.

Having lived here for over 40+ years and watched the growth. I can say it's very nice but as with anyplace it has it's up and downs.
Bella Vista was a retirement area in the past but with that growth it has changed. They have a strict POA and that can be cumbersome.
The growth of Bentonville/Rogers from the past decades is very rapid!!
Cost of housing in that area will be 10-17% higher then the surrounding areas (Fayetteville, Springdale).
We have Beaver Lake a Corp of Engineers lake.
Ozark mountains, Boston Mountains along with Mark Twain national park are nice but don't expect the Rockies.
Anything you want to ask about Please ask.
When I moved here in 1980 the population for tri-state area was a bit over 100,000 it's now over 475,000.
Since we have Walmart. Tyson Foods and J.B Hunt this accounts for the major growth.
Expect some snow/Ice, heavy thunderstorms and possible Oklahoma tornados passing through.
During the Ice/Snow period don't expect to much from our road crews.

I’m the biggest redneck in Bella Vista. POA here has never in 20 years been an issue for me. If you want to paint your house pink and never mow your yard and trash everywhere… you’ll have a problem with more than the POA. We love our city and property too much to let someone devalue it.

I’m the biggest redneck in Bella Vista. POA here has never in 20 years been an issue for me. If you want to paint your house pink and never mow your yard and trash everywhere… you’ll have a problem with more than the POA. We love our city and property too much to let someone devalue it.
We will come to your house and help you clean it up. It’s the way of the people in NW Arkansas haha

While this trip wan't with my Ranger is was a scouting trip for a potential place to move. I never realized how many great sites there were in this area and while we didn't find a house, it's definitely high on our list of places to relocate to.

We spent all day Friday with the realtor looking at houses in Bella Vista and while there are some really nice ones just nothing (in my price range) I liked. Now I'm toying with the idea of buying a lot and building down the road. With the state of the economy and the prices of everything I'm in a better position to weather "the storm" here.

Saturday we drove all around and checked out more area on our own. First we went down to Bentonville which is the home and birthplace of Walmart. They have a Walmart museum there which is interesting to walk through and I only took these pictures of Sams old Ford.

There was a farmers market going on so we spent a few hours walking around and believe it or not, Annie didn't buy one single thing!:shock::giggle:

Arkansas you dont say? i go camping down there a good bit since im up in kc if you move out there check out carwash falls its a fun place to go and camp at plus just about anywhere in the ozarks haha

They also have an outdoor shooting range which is nice and if you like getting your truck dirty some of the roads formed back in the 60s but not developed can be a good four wheeling challenge.
Heading to the gun range Saturday to get used to my new CC: Springfield Armory Hellcat 13+1. Can’t wait!
