Remind me never to import plumbing fixtures from Australia.
No worries my friend there's an easy solution for that.?
Here you thought I was joking when I said I gave Annie her number.View attachment 215923
Oh oh! Someone help me.
Mrs. DukeCanBuildit has hired a design company for the new house. So much for buying a Ranger Raptor! ?
You have an architect's eye! Lovely home. Wonderful view from the great room.Letās see if I can do this without doxxing myself - Dave has already threatened to host a wrecker.
Itās a little unassuming and modest from the front with a bit of a Mad Men vibe. Best of all, the layout is perfect for Mrs. DukeCanBuildit. The primary bedroom, living room, dining, room, kitchen and den are all on the main level with a balcony off the living room as well as the bedroom. There are some helpful accessibility features, which was a welcome surprise, the double garage is 25ā x 20ā, and there is a 10ā x 12ā garden shed out back. Thereās a hot tub and outdoor kitchen on the lower deck and a flagstone seating area with a fire pit in the backyard, overlooking the river.

Very nice Duke. And I'm pleased you are doing all you can to support the economy...Big week - we took possession Thursday - it got pushed up - and there are a few small things to do before we move in - new flooring, paint, some wallpaper, window treatments, and custom closets. Itās not too much work but itās killing me to pay someone else to do it.
By end of day Friday, all the old flooring had been removed.

Oh, and Mrs. DukeCanBuildit ordered a couple of truck loads of new furniture because she gave away most of our existing stuff to her cousinās daughter and son-in-law who just bought their first house. ?ā
So, please, buy all the Dukeās 404 you can!![]()
Bahahahaha.....You ain't seen nothing yet! Just wait until you get your credit card bill after Annie and Mrs Duke go out shopping. That card will be on fire from swiping it so many times!Big week - we took possession Thursday - it got pushed up - and there are a few small things to do before we move in - new flooring, paint, some wallpaper, window treatments, and custom closets. Yeah, I don't get walling in that fireplace. But I am not there to see it in person. Good luck!Well, MrsDukeCanBuildit and the fancy schmancy designer didnāt like the fireplace mantel, the built-in shelves, and the short media wall with the credenza so out it went.
I will repurpose the credenza in another area.
Top pic is the ā beforeā picā¦

Yep, when everyone on every HGTV show is taking down walls to open things up, weāre having one made taller and longer - what the what?
???????
Iām still not convinced but at least it looks better with the hardwood in place. I guess I just didnāt see the point of removing all that millwork. Maybe Iāll understand after the furniture is in. ?ā

Dont worry, you'll probably have to redo it again in 2 or 3 yrs. And it will go back to what it was before.Yep, when everyone on every HGTV show is taking down walls to open things up, weāre having one made taller and longer - what the what?

That's why he's "repurposing" the credenza, so that he's got a reason to "store" it for the next couple of years until it needs to "reappear". Smart thinking, Duke.Dont worry, you'll probably have to redo it again in 2 or 3 yrs. And it will go back to what it was before.![]()
The ever-so-slightly raised step which will provide a wonderful tripping hazard! With the small changes complete, the moving truck arrived on Oct. 24 with a gazillion boxes and much of our furniture.
Mrs. DukeCanBuildit wanted all new dining room and living room furniture so the truck made a pit stop along the way to offload our "old" stuff at my wife's cousin's daughter and son-in-law's place. They just bought their first house and closed the deal around the same time as us and were grateful for the furniture.
I've been up to my eyeballs in cardboard boxe, packing material, and bubble wrap but we'll be moving in next week and closing the cottage for the season.
Just a few small chores left - here's one. This is the door from the mud room to the garage. Guess the code violation Iām going to remedy and win a prize.
