Yeah, we get f%^& down here all the time, from anything. I envy you all in Arizona, Texas and Florida but someone has to sacrifice here in the front line.
Well, we here in AZ won't be able to enjoy the cheaper standard of living for too much longer, it seems, since many of your Cali brethren insist on moving here and continuing their Cali ways in driving up prices.

Good for my house value.

Bad for everything else.

It's so bad here I have to check my gps just to make sure I'm still in AZ! Just about every darn license plate is from CA in the parking lots here and I'd say 70% of my customers are from there.

You're right the house values are climbing higher and higher by the month. Mine just went up $35,000 in the past 2 months. I'd love to cash out but I'm not sure where to go at the moment.

It cost me $1,400 to ship my Jeep fro, Granger to AZ. I'd rather not deal with the cold and suffer a little longer here. ?

I know, right? My house is now worth $170k more than I paid for it and I just bought it 3 years ago. But who cares? I can't sell the thing. There's no way to afford anything else. So, unless I want to sell it and go live under an overpass, I just have to stick with it for now.

I have visited Sedona, WilliamsBurg and the Grand Canyon.

Did you mean to live? If so that really depends on where you'll be working (if applicable) because the valley is so spread out. Traffic is so bad now that you don't want to be living here in the west valley and be working over in the east valley. Many still do this but I have customers who say that they hate it and are now looking to move close to work.

If work isn't an issue there are many nice areas it just depends on what you're looking for. The areas you listed are nice but they also get cold in the winter and Flagstaff gets a lot of snow as they're at 7,000' elevation. Sedona still gets some snow but it's very expensive there. The Prescott area is really nice and they get a touch of winter and also have cooler summers but again it's expensive there as it's been built up over the past 8-10 years with Cali transplants.

Down here in the valley the west valley is exploding with houses now. The east valley got built up first years ago and there's more land out here in the west valley to develop. Everywhere you look there's 200-300 lot housing developments going up and they're selling out as fast as they can put them up. If you're ever interested in this area let me know and I can message you some realtors names I work with.

Chandler is just east of the airport and from what I've heard a very nice area. I really don't know that side of the valley that well so I couldn't recommend a place to stay. But that whole Chandler, Gilbert, Tempe and Mesa area are nice areas and safe from what I've heard.

Tempe is more or less a college town so there's a lot more to do there and they have a Riverwalk area loaded with restaurants, bars and shops. I think it's only 20-30 minutes to Chandler so you might consider staying there as there will be more to do there and not far from the airport either. Also Scottsdale is only about 15-20 minutes north Tempe and there's some nice restaurants and stores there too.

Some areas are much better off than others as far as their water supply. One of many reasons I chose Goodyear was they have a great layout for their water and a 100 year assured water supply. Some areas like Buckeye have water issues and are not laid out as well and I'm not sure why.

This is from our April monthly news letter. It was very reassuring seeing as there's so much growth here both residential, commercial and industrial. Most of the land is farm land and they say a residential housing tract uses much less water than the farmers do.

While it's true Phoenix gets a lot of its water from reservoirs/lakes made expressly to supply Phoenix, there isn't really a water crisis in the valley since we actually get a vast majority of our water from the underground aquifer. Someday that will run out if the drought we're officially in continues for many more years, but it's not in any immediate danger.

As a general rule, the east valley (technically anything east of Central Ave. that splits downtown Phoenix in half) has been more developed in the last 20 years. However, the west valley is certainly catching up. At the moment, there's more to do and see in the east valley and generally, the communities are nicer and more mature. Scottsdale is entirely in the east valley and it's head and shoulders above all other communities in it's desirability. But you'll certainly pay for that. If you do a housing search with a specific number in mind, you'll see the discrepancy in prices from east valley to west valley. Right now, there's a reason for that. More people want to live in the east valley. But that will probably change in the next 10 to 20 years and the west valley will catch up. It kind of has to. Chandler and Tempe are decent halfway points between the two airports. Mesa Gateway has become a decent option to fly out of more and more as the San Tan/Gilbert/Chandler areas have expanded.

I live in northwest Mesa, which is the largest of the suburbs of Phoenix and there are areas that are certainly nice, especially as you get further east to newer construction. Mesa has worked on redevelopment in the last 10 years, but it still lags behind places like Chandler, Gilbert and Scottsdale in desirability. However, that means houses can be at least a little more attainable (though almost nothing in the valley right now is nearly as attainable as it was 5 years ago).
