You'd never survive in the PNW - We have WEEKS of nothing but gray skies and drizzle in the winter.....

The suicide rate must be high there? I remember one Christmas we went back to Annies house in Chicago and in the 18 days I was there the sun only came out 2 times. Between the cold, snow and gray skies I was miserable and couldn't wait to get out of there! MA was similar but I haven't been back there in almost 10 years and have no desire to live like that again. Luckily she works remotely now so we can travel if that ends up happening here. Probably back to AZ.

Here in California nobody works outside with even a drizzle. They would starve up there with that attitude… I’ve worked in northern WA on logging crews for a couple of years and it didn’t matter what Mother Nature threw at us, we still worked. I came back and laughed at how reluctant people were to work with a little drizzle ?. I worked logging as my sabbatical ?. Go figure… it taught me to love my indoor job..

Job discipline was an ass whooped by the foreman. Only happened twice for me, slipped a chocker and rolled a skidder, either one could have someone killed. I deserved it.. Worked hard, drank hard and fought hard… way different life than I ever had..

Thanks Bill and glad to see you're still around! I've done a lot of research and always kept coming back to this area and so far we really like it. We haven't had much time to really see the whole area yet and will as time goes by.

I built both my houses back east so this one will be a little different not having total control. lol The builder is really great though and seeing as it's a custom and not a spec we can do/change pretty much anything along the way. I really wanted to do a metal roof and was sticker shocked (so was the builder) when he got the price. It was $24,750 and a 40 year Tamko architectural is $9,200 so it looks like asphalt it is. lol

Hope all is well with you and Mary and she's keeping you in line. ?

It's exciting and frustrating all in one. lol I'll be interested to see what your roof price comes in at too but there's several variables that can effect the price. Hip roofs and valley add a lot of cost and of course labor and material costs. If we were younger I'd consider spending the money but that extra $15,550 would be put to better use on other extras like better windows and HVAC. If you haven't already checkout Matt Risinger on YouTube. He builds in TX and has a lot of good info for your area and many cool new products to use. I have a huge list already of things to do/buy from watching them. Here's a few items from his videos that help tighten up your doors and penetrations points that don't add all that much to the cost.

I've built 2 houses before but I knew and worked with everyone back in MA so there really wasn't any headaches or surprises. I'm hoping this one goes smoothly too but there's usually something that pops up unexpected. One good thing is we're doing a custom build and not a spec so I'm more involved and have a lot of say what's used. My builder is awesome and tells me all the time to do whatever you want and make any necessary changes because it's your house and you need to be happy.

As far as extras we're doing spray foam insulation on the roof decking, walls and crawl space. This way the HVAC will be in a conditioned space up in the attic and will be 2-4 degrees of what the house is set at. Also upgraded windows and doors. more efficient HVAC, Zip System on the walls and roof, a real floor to ceiling fireplace with stacked stone, custom wood cabinets (kitchen & baths) not prefab with soft close draws, 10' step ceilings in the master bed and great room and crown moulding everywhere but the baths and 2 spare beds. I'm adding a hot/cold spigot in the garage with a drain in the center so I can wash my truck inside if need. ? Also 4 rows of LED lights (2 in each bay) because most garages only have 1 strip light and it's like a cave in there. I will have it wired for a back up generator too. I guess we're doing a few extras. lol

Nice. Have you considered a recirculation pump so you have instant hot water at your faucets. I love not waiting for hot water.

This will be our 3rd build as well, and our last. I question my sanity starting another build at 70+, but we needed to move closer to relatives here.

We did spray foam in our last one, so had the attic area for seasonal storage - my wife loves to decorate for Christmas. Even did a walk up stairway and a VersaLift. That alone was a point of interest for buyers when we sold that house.

I knew I forgot to add a couple things. lol I'm looking at getting a tankless water heater that has a recirculation pump built in. We don't use a lot of hot water with just the two of us and I can't see getting a regular hot water heater having it sit with 40-50 gals all the time. I'm also thinking of adding a shut off manifold next to it so every unit it goes to has a shut off all together instead of at the unit. I'll have to weigh the cost difference and see if it's worth it but I wouldn't think it'd be that much more.

Yeah, it make much more sense to have a metal roof on your cabin especially for the snow load alone. I really love the look of them and I'm still not taking it off the table but it's getting pushed farther back now.

Annie loves to decorate for every holiday and we had limited storage back in AZ. Having both the house and garage attics conditioned we'll now have a ton of storage for her stuff. ? On second thought this might not be such a great idea. lol

I'm hoping to do a walk up stairway in the main house but not sure about the placement of it working out just yet. I have see those lifts and thanks for the reminder about them. That would be nice for the garage attic storage.
