I'm doing closed cell spray foam which has less off gassing then open cell. But like most things sprayed there will be voc's present for a few days which is also accelerated by humidity and high temps. By the time it's ready for insulation it should be late fall so the cure time should be perfect. Plus most times that the fumes linger one for to long is usually the error on the sprayer. He's either sprayed it to thick and/or has the wrong mixture settings. You know me I've researched this to death! ??

I've worn respirators my whole career. But with all the chemicals, lacquers and epoxy I've been exposed to I think my body is immune to fumes now. lol I've had employees spraying poly with no respirator while smoking a cigarette. :facepalm:
Defiantly on using closed cell, no moisture drip when using that. On a steel roof that develops condensation it will eliminate that. Do you have a banjo?

Dave, I like the design.
Thanks Steve. I'm still trying to decide on what to do in the front. I'm leaning more towards a stacked stone on the wainscoting and column bases. That's what we're using for the floor to ceiling fireplace and I think it'll look nicer than brick. I'm also thinking of running the board and batten vertical siding on all four sides instead of just the front. It's all going to be dependent on what colors we chose which I'll do once we're there.

The Hospital I used to work for was built with steel framing, and foam panels, stucco on the outside… It’s been through numerous hurricanes and never a problem…

We have stacked stone and board and batten and it is a good combination.

Oh I'm well aware of that green stuff. When I was back in MA I had just over an acre to mow and while my yard looked like a golf course it was a lot of work (and money) which I'll never do again. I'm so use to the stone yards here I'm doing the same out there. I'm probably going to do a two tone stone in the front with some plants around the front porch to dress it up some but I'm keeping everything as low maintenance as possible.

There's a lot of critters we'll have to get use to again but we're so looking forward to it. I just talked to the builder today to finalize a few things and will be signing the contract tomorrow. Permitting takes 8-10 weeks so not much will happen until the end of the summer which is fine. It'll give us time to pick out & finalize the rest of the things like the flooring and colors.

Just remember, now I'll be that much closer to you so be on the lookout and lock your Ranger up! :bandit:

Now it's crunch time! The truck is coming sometime Monday and loading it up Tuesday morning. I have no idea where anything is and we're living like street people with a spoon, knife and fork each and plastic dishes. lol ? Local moves are easier because you can always go back for stuff where here, if it's not loaded on the moving truck and it doesn't fit in my Tremor is going in the trash.

On a good note I signed the building contract Thursday night and wired the builder the first deposit yesterday morning for the permits/fees. This process is slow and will take 8-10 weeks! But it'll give us time to get settled and finish picking everything out so once it's started we'll have everything ready.

Hey Duke @DukeCanBuildit & Larry @Blue Streak the new owner wont be moving in right away and the house will be empty from 6/20 -6/28. Do your thing!? :captain:?
